Massachusetts still has many characteristics of a seller's market, including high demand, limited inventory, and rising home prices, although the rise in prices is cooling. The Winchester absorption rate metric for today is 35% (a decrease year over year), and the months supply of inventory of 2.80; both of these metrics still indicate a seller's market. However, some MA areas are showing more balanced conditions, buyers may find opportunities in areas with increased inventory and more affordable pricing. The Boston suburbs are still in hot demand, but western MA is shifting to be more favorable to buyers. It's a tale of supply and demand. What is happening nationally is not a representation of what is happening in the Northeast.

A side step from real estate, I wanted to share some local information about a worthy 501c-3 non-profit and Foundation local to Winchester. Annually, through the Foundation, we recruit riders who participate in a 50 or 100-mile bike ride and over 40 participating riders and fundraisers with one goal: To support individuals living with intellectual or developmental disabilities.

 

Marlowe Foundation Mission Statement - Opportunity to thrive is a human right, and that will always be the foundation from which we build. Our hope is to one day live in a society that sees no boundaries for people living with an intellectual or developmental disability (IDD) and to witness a change in those perceptions. The Marlowe Foundation’s vision is to help influence that change, even if change comes one person at a time. We will identify and partner with other non-profits that align with that mission so that these organizations are given support through financial grants that can help make their goals attainable.
