A few days shy of July since July 4th is around the corner.

Enjoy the Fireworks!

If you're thinking about selling or buying a home you're probably reading a lot about mortgage rates today. You are probably reading about if it's a sellers or buyers market, the market trends and why. Here's a great article narrowing down the facts: Don't try and control the uncontrollable.

Buyers:

What you can't control is: mortgage rates, outside economic factors and geo-political uncertainty adjusting the rates.

What you can control is: your credit score, your mortgage type and its terms.

If you're a first time home buyer, talk to your mortgage lender and discuss the many programs and benefits you may have available to you. It matters now more than ever with our high interest rates and high home prices across New England.

"Real estate over last 100 years is the #2 source of family wealth." It still remains a good idea to own real estate and build equity. "Focus on Time in the Market, Not Timing the Market." Fannie Mae publishes quarterly Home Price Expectation Survey reports and they are predicting a slight upward trend in pricing, still. That means home buyers should expect to build equity if purchasing a home today in our current market. Check out estimated home price performance info here.

If you need help working with a trusted mortgage lender, I can connect you because as your Realtor we have many with whom we work regularly.

Are you a home owner and have you built equity and are you looking to sell? If that's the case, chances are you're trying to predict when is a good time to sell your home. Like anything in life, that depends on many factors. Some of which are uncontrollable.

What you can control is: the condition of your house and getting it ready to sell. There are many tasks you can tackle in advance of selling to optimize sale price. If you're thinking about it, think while being productive and tackling these in advance so you're prepared. But, make sure not to over spend on bigger renovations if you're looking to sell soon. You may not recoup the investment on a bigger project short term.

Once you are ready to sell, talk to me and I'll help you get ready and determine the current worth of your home and: 1) depersonalize 2) declutter 3) get organized 4) clean 5) market your home with my extensive marketing skills and much much more.
