Winchester remains a strong market, but pricing and strategy matter. Over the past three months, homes from $1M - $2.5M have generally sold at or above asking price, but they aren't necessarily paying whatever price a seller initially put on the house. The market has corrected some original prices. While $3M+ buyers have more time and negotiating leverage. With more inventory and homes averaging 36 days to sell vs. 32 last year, Winchester is no longer a blanket seller’s market. Inventory is up and absorption has softened. What we are seeing is a normalization of leverage. Important note: The market isn't necessarily struggling to sell expensive homes, it is taking longer to find the right buyer.

Overall Massachusetts is best described as transitioning to a more balanced market with continued seller leverage. Inventory is up 24%, absorption has shifted from 48.7% to 39.2%, and supply has increased from 2.0 to 2.49 months. Buyers have more options and negotiating leverage, but demand remains steady and well-priced homes continue to command strong seller leverage. Notably: Winchester's higher-priced homes are moving at roughly the same overall pace as the statewide market, despite being nearly three times the median price.
