Quick facts: the market is speaking. The average list price is the lowest it's been since 2023. The days on market has shifted favorably as a result also closer to 2023 numbers. Buyers are discerning and buyer demand is very strong as per approx absorption rate and supply of inventory data.  In short there is a 10% increase in buyer demand = homes are selling faster. Traditionally, it's still a sellers market, but buyers are not wasting their money or time either. They are negotiating.
