Hello Spring! Are you here yet? The real estate market tells me so; however, the weather here in Boston is confused.

If you see your dream home today, grab it! If you wait for mid April and May you may see a sizable increase in buyer competition. Great for sellers! The best time for a seller to put their home on the market is just around the corner.

The Winchester housing market is competitive. There were 15 homes that sold in February this year, which is up from 8 homes that sold the same time last year. Homes in Winchester receive 4 offers on average and sell in around 21 days. We are still in a sellers market driven by low inventory and more buyers than homes available for sale. Open Houses may be busy, but buyers are discerning, trending toward move-in-ready homes for a premium. Generally, homes sell within a few weeks, not overnight.

For buyers, timing and preparation is key. The most desirable homes continue to move quickly, making decisiveness essential. That said, success today at times is less about overbidding and more about strategy: understanding value, identifying potential, and presenting strong, clean terms.

Nationally, real estate market pricing is at a net positive. But locally, home price trends vary by area. Hyperlocally, they trend by neighborhood, condition and style of the home. Note: Boston is in the green.
